Wealthy AI workers are sending San Francisco house prices soaring. A two‑storey Edwardian‑era house in the Duboce Triangle, with a three‑bedroom apartment on the upper half, was listed for almost $3 million. Buyers from OpenAI and Anthropic expressed interest, allowing the seller to consider payment in AI stock rather than cash.



One OpenAI employee, who began working in the city two years ago, told reporters that he and his partner had just seen the flat and were leaning toward purchasing it, hoping to negotiate a stock transfer with their bosses.



The city’s housing boom has been quantified by data from Redfin: the median sale price in San Francisco has jumped 19% in March, followed by 14.5% in April and 14.1% in May 2026, reaching the record high of $1.76 million in May. Nationally the median price only rose around 1–2% during the same period.



Chief economist Daryl Fairweather of Redfin attributes the sharp climb to what he calls “astronomical” salaries among AI talent and large stock‑option sales. He said, “People are flush with cash and ready to buy.”



Last October, OpenAI employees sold shares worth $6.6 billion and Anthropic employees sold $6 billion in their open‑market share sales, contributing a huge influx of liquidity into the city’s housing market.



Real‑estate agents noted that bidding wars are now common, pushing sale prices millions above the asking price. Matt Goulden, a seasoned SF agent, said, “The upward trend is not confined to luxury properties but extends across the market.” He added that homes are selling faster than ever and that all‑cash purchases have surged on the higher end.



For those without AI careers, the rising prices are a barrier. Two families with school‑aged children successfully bought single‑family homes in the city, but only one could afford the purchase because a parent working at OpenAI sold shares. The other family relocated to a suburban Bay Area town.



In the boutique Duboce Triangle apartment, the record sale was $3.2 million, $200,000 above asking. Whether AI stock was part of that deal remains confidential.



While AI wealth is fueling market growth, experts suggest that as the industry matures and fewer high‑skill workers are required, salaries and liquidity could become more moderate. Nonetheless, with AI giants on the cusp of IPOs, the trajectory of San Francisco real‑estate prices looks set to stay on a steep incline.
